Let's Talk About TPO Roofing

Chances are you’ve seen quite a few businesses with flat white roofs in the city, and if you have, you’ve seen a TPO roof. TPO roofing is the fastest-growing commercial roofing type in the United States and for good reason. This exceptionally durable, lightweight roofing option offers a long list of benefits, but is it right for your Denver building? Let’s go through the details and find out!

What is TPO?

Thermoplastic polyolefin (TPO) is a single-ply synthetic rubber that combines the UV resistance of EPDM rubber with the flexibility of PVC roofing. It was first created in the 1980s and has grown steadily in popularity every year since. While TPO roofing is more expensive than some roofing materials, it’s also highly durable, reflective, and versatile.

A typical TPO roofing system has three layers: a polymer base, a reinforced fabric center, and a special thermoplastic top layer. The two bottom layers provide flexibility and durability, while the top layer reflects UV waves. The reflective properties of TPO make it an eco-friendly option, as it will help lower your cooling costs.

Denver TPO Roofing Installation

Our experienced Denver commercial roofers can install your new TPO roof in one of three ways, depending on your roofing needs:

  • Fully-adhered: Fully-adhered TPO roofing systems are the most straightforward to install. We attach the TPO panels directly to your roofing substrate using a strong resin-based adhesive. This adhesive forms a chemical bond with the TPO material, creating a tight seal that blocks out water, dust, and other materials.
  • Mechanical attachment: We can also attach the TPO panels to your roof mechanically using special screws. With mechanically attached TPO roofing systems, the screws go through the top layer of TPO and penetrate directly into the underlying roof substrate. This installation method can be tricky as the screws can damage the integrity of the underlying substrate if put in too tightly. That’s why working with an experienced roofing contractor is vital.
  • Ballast: The third installation option is ballasting. First, we’ll put the panels over the substrate and seal around the perimeter. Then we place ballasts, usually stones or concrete pavers, on top of the panels to hold them in place.

Depending on the size of the roof and the weather, TPO roofing installation usually takes our flat roofing contractors anywhere between 1-5 days. It is typically faster to install single-ply roofing than rolled roofing panels. Single-ply roofing also has fewer seams than asphalt, so there is less risk of leaks and loose panels.

If you’re not sure what installation method you prefer, we’re happy to come complete an assessment and provide you with all the information you need to make an informed decision. Customer satisfaction is our top priority.

How Long Does TPO Roofing Last?

Most TPO manufacturers offer a 10- to 25-year warranty on their products, but the average TPO roof will typically last between 22 to 30 years before roof replacement is necessary. With proper maintenance and care, a Denver TPO roof can last even longer—some up to 50 years.

Thankfully, TPO is very low maintenance. Beyond annual inspections, it just needs to be cleaned with a natural cleaning solution and pressure washer from time to time. Cleaning is important and goes beyond aesthetic concerns. Grime and dust can reduce the effectiveness of TPO roofing’s UV reflection.

TPO is still fairly new roofing technology, and manufacturers are continually looking for ways to improve its durability and longevity. Someday, TPO roofing might never need to be replaced, but in the meantime, you can count on our experienced roofers for reliable roof maintenance, roof repairs, and replacement when the time comes.

TPO Roofing Costs In Denver

Unfortunately, it’s not possible to offer even a broad estimate for the cost of TPO roofing installation—every roof is different. What we can tell you is that TPO roofing costs vary widely in Denver based on a range of factors, such as:

  • Dimensions/complexity of the roof
  • Access to roof
  • Insulation choice
  • Installation method
  • Type of warranty
  • Materials chosen

Generally speaking, TPO panels are cheaper than both PVC or EPDM panels. They are also easier to attach, so installation usually costs less as well. At Maxx Roof LLC, we balance our excellent craftsmanship with affordable prices. If you’re curious how much your new roof will cost, give us a call for an estimate.

Advantages Of TPO Roofing

TPO is a popular choice for commercial buildings for a reason—or, more accurately, numerous reasons. This roofing material offers a wide range of benefits:

  • UV reflective. One of the most unique properties of TPO roofing is that it reflects UV rays from the sun. Modern TPO panels provide excellent thermal resistance and will keep the interior of your building cool. TPO membranes also meet the EPA’s Energy Star requirements.
  • Cost. TPO roofing is relatively inexpensive compared to some traditional materials. It offers many of the benefits of both PVC and EPDM panels at a lower price, making it a cost-effective solution for business owners.
  • Durable. TPO roofing is a special polymer plastic that is highly resistant to debris, mold, dirt, chemical weathering, mechanical weathering, bacteria, and heat. The panels are 100% waterproof and are resistant to puncturing, tearing, and impacts. They are also flame-retardant.
  • Flexible and lightweight. TPO roofing panels are flexible and lightweight. Since they are a single-ply panel, they have fewer seams than other panels and are easier to install. TPO is also flexible. Our roofers can cut panels to fit the custom dimensions of your roof.
  • Easy maintenance. Since TPO roofs are resistant to most types of mold, algae, dirt, and debris, they are easy to clean. You can power wash and scrub them with a cleaning solution. Check out our roof maintenance tips for ideas on how to maintain your roof yourself.

Disadvantages Of TPO Roofing

While TPO roofing is an excellent option for most commercial buildings, it does have a few drawbacks.

  • New. TPO is relatively new in the roofing scene and is still evolving. Researchers are testing new blends for issues like seam failures or membrane curing. As a result, there’s a bit less standardization between brands.
  • Quality variation. Since TPO is new, its quality can vary across the industry. For example, two roofing companies might use TPO panels with different thicknesses or colors. Similarly, TPO’s lifespan can vary greatly depending on the quality of the panels.
  • Size. Size is another factor. TPO rolls are relatively small, which means more seams than something like EPDM, which comes in very wide rolls. Individually, these seams are strong, but the more seams there are, the more chance there is of failure. Contraction or expansion due to heat can further weaken or damage seams.

Like all roofing technologies, TPO has its advantages and drawbacks. Make sure to weigh the pros and cons before making a decision, and of course, if you need help, our experts at Maxx Roof LLC are here for you.

How Is TPO Roofing Repaired?

Despite its impressive durability, TPO will occasionally require repairs. Extreme heat, standing water, or poor adhesion can damage panels. The most common failure point is the seam between the panels. Heat and cold cause the panels to shrink and expand, which loosens seams.

TPO seams can be repaired on the spot with elastic sealants, but more permanent repairs involve heat welding the broken seams. Depending on the damage to seams, panels might need to be entirely replaced.

It’s best to schedule regular roofing inspections to catch these issues early. Roofing problems might not seem like much at first, but they can develop into costly problems quickly unless you are able to get your insurance to pay for your roof replacement. We offer professional TPO roof repair and installation services. We pride ourselves on providing excellent service, no matter how big or small the job is!

Ok so let me start by saying that I hired multiple other roofers to fix my leaking roof before Maxx Roof came out to help us. They had it fixed the first time and I haven't had any leaks since! They were thorough with their inspection and seemed to know much more about the roof issues than anyone else I had look at it. Super happy with Al and his team, thanks again!
