Regular Maintenance Means A Longer Lifespan

As with everything else in your home or commercial property, the roof needs to be maintained regularly if you want to ensure you get a long lifespan out of it. Lots of things can damage your roof over the years and if you don’t catch them early on, it could lead to unnecessary roof repairs that really could have been prevented in the first place. Every roof is different as well as it’s surroundings, so this guide is more general to cover all of the bases but applies to almost every roof out there.

1. Do Regular Roof Checkups – You don’t need to get on your roof all the time, but we do recommend getting up there twice a year to really look in depth at your roof. When you are on the roof, make sure to take a good look at your shingles for wear and tear, hail damage, punctures, cracking, loose shingles or anything else. If you are not comfortable getting on your roof, feel free to give us a call for a complimentary inspection. The rest of the time, we do recommend taking a quick look at the roof from your driveway or yard after big storms or heavy winds to see if you notice any missing shingles or branches on the roof. This will help you identify issues right away before they cause problems. 

2. Check All Roof Penetrations – Most roofs are going to have vents, chimneys, plumbing, electrical and more coming out of numerous spots in the roof. These penetrations are very common causes of leaks, typically from improper installation, damaged parts or deteriorated sealants. Sealants used around the edges will get old and crack over time which is an extremely common source for slow roof leaks so make sure to thoroughly inspect each penetration on your roof.

3. Remove Any Branches & Debris – If there are trees nearby, you are most likely going to get a decent amount of debris on the roof. The most common thing to watch out for is leaves, pine needles, tree branches, acorns, pine cones and similar. All of these things become blockages that will slow the rain water down and cause it to pool around the debris which can lead to water getting into areas it shouldn’t. Make sure to regularly clear any debris off of your roof when you see it, leaf blowers work well for this. It is also a good idea to cut down any tree limbs that are near or hanging over your roof as these could fall and cause damage during strong winds or create blockages as we spoke about before.

4. Check & Clean The Gutters – Gutters are notoriously common for getting clogged with leaves and causing water damage. When the gutters get too full, water can’t drain through them properly, which leads to water overflowing and not being dispersed properly away from the house. This can cause water damage to the soffit, fascia, siding, roof decking and foundation of your home so it is very important to make sure you have a properly working gutter system installed and regularly cleaned.

5. Get Rid Of Moss – As your roof starts to age, it may get some moss growth on it. Moss is never a good thing for a roof because it takes root very quickly and will expand across the entire roof if not properly taken care of. You can spray it out with a hose or lightly scrub it to remove it, but be careful not to damage your shingles or it could just cause more problems. If you are not sure if the moss on your roof can be cleaned off, make sure to call us for a complimentary inspection.

6. Seal Any Openings – Caulking can be a bid problem along the edges of the roof and around any penetrations as it degrades over times and will leave those cracks vulnerable. Get some new caulking and fill any gaps you see because it’s not only water that could get in, but bugs and other small critters may squeeze into those gaps.

7. Regularly Check Your Attic – An easy way to spot water damage in the home is to thoroughly check the attic. This means check the rafters, the roof decking, the insulation and anything else up there for dark, wet spots or even condensation. If the wood is wet and dark, it needs to be repaired right away before you get further damage or start to grow mold. Mold growth in the attic can easily spread to other parts of the house and isn’t safe for you to breathe.
